SOUTHERN DALLAS' MOST TRANSFORMATIONAL DEVELOPMENT.

THE-SHOPS-3-1.png

What was once a declining regional mall is now one of the most compelling mixed-use redevelopments in the country. Shops at RedBird is Russell Glen's flagship proof of platform — a 791,000+ square foot transformation of the former Southwest Center Mall into a thriving, multi-dimensional community anchor that is redefining what is possible in Southern Dallas. This is not a renovation. This is a full reinvention — and the results are already speaking for themselves.

Exploring RedBird's Unique History & Russell Glen's Transformative Initiatives

The Asset

Originally built in 1974, Red Bird Mall was once the economic and social heart of Southern Dallas. Decades of demographic shifts, retail decline, and disinvestment left the asset underperforming and the community underserved. Russell Glen saw what others overlooked — a 90-acre site with irreplaceable location, a loyal surrounding community, and the potential to become something far more powerful than a mall.

The Transformation

The redevelopment repositioned the asset around the essential anchors that drive daily demand and long-term community health — healthcare, education, grocery, hospitality, and activated public space. Today, Shops at RedBird is home to some of the region's most compelling institutional and commercial tenants including UT Southwestern Medical Center, Parkland Health, Children's Medical Center, one of the nation's top-performing Starbucks locations, Chick-fil-A, Dallas College, and a growing mix of national and regional retailers.

New luxury apartments, a Courtyard by Marriott, Class-A office space, entertainment, and highly activated public spaces have transformed the site into a destination that drives consistent daily traffic and sustained long-term demand.

The Impact

$240 million committed to the redevelopment. 3,250 jobs generated. 990,000+ annual visits.

What This Proves

Shops at RedBird is more than a project. It is the clearest demonstration of the Russell Glen platform in action — disciplined site selection, aligned institutional partnerships, diversified mixed-use programming, and execution that delivers both dependable returns and measurable community impact.

Named 2026 Healthcare Project of the Year by D Magazine and recognized as Impact Project of the Year by D CEO Magazine, Shops at RedBird has set the standard for what impact-driven redevelopment can accomplish — and established the repeatable model Russell Glen is now scaling nationally.
